Opening in spring 2024, The Finish Line penthouse apartments in Hobart promise to redefine luxury accommodation in Tasmania’s capital. Developed by passionate sailing enthusiasts Pip and Mike Cooper, the apartments celebrate their unique location – just steps from the race’s finish line. “We purchased the building in 2018, primarily due to its amazing river frontage and close proximity to Salamanca and Hobart’s waterfront precinct,” co-owner and developer Pip Cooper says.
Housed within a beautifully restored heritage building, originally established as a fruit cannery in 1929, The Finish Line was thoughtfully designed in collaboration with Philp Lighton Architects and Associates. Early in the project, it became clear to the architects that the existing brick facade of the building held significant heritage value. The team collaborated closely with the client to preserve the character of the quarried earth wall against which the original factory sat. They identified specific moments in the building’s entry where they could peel back the new materials, allowing the original structure to reveal its raw beauty through exposed brick and existing hardwood timber beams.
Inside, Tasmanian interior designer Georgina Freeman crafted two luxurious apartments: the two-bedroom ‘Sydney’ and the three-bedroom ‘Hobart’, each featuring distinctive nautical-inspired decor.
With unparalleled views and bespoke amenities, The Finish Line is poised to offer guests an unforgettable experience that captures the essence of Hobart’s maritime heritage. “You can stand in the shower and there’s nothing blocking you from being able to see the finish line itself,” Philp Lighton Architects project design lead Isaac Alford says.
The architectural vision for The Finish Line penthouse apartments emerged from a collaboration focused on respectfully restoring a heritage building that once belonged to the Huon Fruit Growing Company. Built in 1929, this site has been transformed to celebrate its rich history while embracing its stunning riverside location.
Alford says the collaboration was crucial to the project. “Key pieces of furniture were showing up on plans before some of the walls,” he recalls. “We were really thinking, ‘There’s going to be a couch that sits in the centre of this room. It’s a highlight piece of furniture that looks out every piece of glazing in the building. So how do we design around having this piece of furniture?’”
Freeman drew deeply from nautical themes, ensuring that both the two-bedroom ‘Sydney’ and three-bedroom ‘Hobart’ apartments reflected the essence of the iconic Sydney to Hobart Yacht Race. Design elements included floor-to-ceiling windows that invite natural light and provide breathtaking views of the Derwent River, while rich materials like Calacatta jade marble and Zanzibar blue-grey marble enhance the luxurious atmosphere.
Distinctive touches such as brushed brass fixtures and teak cabinetry also highlight the nautical inspiration, creating a blend of elegance and maritime heritage. “The materiality of the building came quite easily due to the strength of the brief and how involved the clients were in that design process,” Alford says. “A lot of the material design comes from the clients having such a strong connection to the yachting scene.”
This thoughtful design honours both Hobart’s past and its vibrant connection to sailing culture, offering guests a unique coastal experience.

The three-bedroom ‘Hobart’ penthouse at The Finish Line offers a level of luxury reminiscent of Mediterranean superyachts and spans an impressive 192 square metres. Bespoke materials, including Palazzo stone and exquisite hand-crafted teak elements, complement high-end appliances, ensuring a sophisticated yet comfortable living experience.
