A proposal for a single set of streamlined building development guidelines for Sydney will be considered for public exhibition by the Council on 18 October.
The draft Development Control Plan (DCP) brings together 62 separate planning policies in one document, providing a single point of reference for homeowners and developers. The DCP is part of the City Plan, a planning framework which will regulate all development across the City of Sydney.
“The draft Sydney DCP continues the majority of existing requirements, but importantly it now provides a consistent approach to development controls across the entire City of Sydney following local government boundary changes in 2003 and 2004,” said City of Sydney CEO Monica Barone.
The plan would also include high sustainability targets for residential and commercial projects, Barone added.
The draft includes a requirement for 75 percent of apartments to have balconies and a proposal for new development for retail spaces on city streets. Developments will be required to provide more space for trees and landscaping and tall towers are encouraged to be separated from other buildings to facilitate design and reduce overshadowing.
The City Plan would regulate development across the entire City of Sydney controlling what can be built and where, how high and how much. If Council approves the DCP, it will be exhibited for public and community comment.
