Grand Canals Bunbury is one of many recent canal developments located within South Western Australia. The design for three townhouses set to provide an alternative housing type.
The site sits amongst other Italianate inspired strip roads that back onto three main canals which adjoin the main Inlet.
This site, for a development trust yielded three townhouses, with shared common access areas and an entry forecourt to the southern side, with private terraces to canal frontages to the north and east along a continuous limestone boardwalk.
The resultant built forms are robust, economical, of holiday home ilk, built to local domestic construction standards and gesture to the waters edge.
Internally two separate living areas are provided over two levels with large operable glass sliding doors leading to external decking and terraces.
High level glazing captures views back to the Bunbury port and Marlston Hill. This provides the occupants with both a connection to the Australind Waterfront and Bunbury.
Environmentally low emissivity glass and projected concrete overhangs and roof eaves are employed to protect the desired wall of glass to the canal side from excessive heat gain in summer, whilst still maintaining excellent ingress of desirable winter sun during the colder months.
Drainage is often the forgotten workhorse of the building and design function. Yet drainage maintains a simple albeit vital purpose.
